Water Leak Detection Systems to help you achieve BREEAM credits

The water leak detection systems below are specifically designed to help you meet the requirements of the WAT-02 and WAT-03 elements of the Building Research Establishment Environmental Assessment Method (BREEAM) criteria. Our leak detection systems are capable of detecting major water leaks on the water supply between and within a building and the site boundary. Subject to a successful audit by an authorised, third-party assessor, the implementation of these types of systems can help you achieve BREEAM credits, demonstrating the environmental and sustainability credentials of your property.

WG

BREEAM MAJOR water leak detector
  • A single-zone leak detection system to help meet BREEAM WAT02 monitoring of water consumption and WAT03 major water leak detection requirements

  • Operates using a single turbine water meter positioned on the main cold-water pipe either at the property’s boundary or just after it enters a building

  • Signals the flow variance of water passing through to the WG panel, as well as a Building Management System (BMS)

  • Fully programmable and can be set to monitor specific amounts of water flow at specific times on different days, allowing it to take into account particular consumption requirements

  • When pre-set amounts are exceeded, the system will go into alarm.

  • Can also help meet CIREG best practice guidance with autonomous timed shut-off capability

  • Optional latching valves are also available to shut off the water supply should a leak be detected.

Example applications: Schools, hospitals, prisons, commercial units, public buildings, office buildings and leisure centres.

AquaPIR

BREEAM FLOW CONTROL DEVICE
  • A system designed to comply with BREEAM WAT04 automatic sanitary shut-off requirements within the building

  • Uses a passive infra-red leak detection sensor (PIR) to detect the presence of people in a particular room which, when activated, uses a solenoid valve to open the water supply

  • If a room is unoccupied for a user-defined period of time, the valve closes to shut off the water supply

  • Can prevent water wastage from fittings such as cisterns and taps, helping to reduce excessive consumption and water damage

  • Can also be connected to a lighting system to switch the lights on and off as room occupancy changes

BREEAM stands for Building Research Establishment Environmental Assessment Method. BREEAM is a global, leading sustainability assessment method that is used to set standards for the environmental performance of buildings throughout the design, specification, construction and operation phases. The assessment can be applied to new developments or refurbishment schemes.

BREEAM evaluates buildings against a range of performance benchmark targets in a variety of categories:

What criteria and credits apply to water?

The BREEAM assessment carries four criteria that relate specifically to water. A summary of these criteria, and the credits available if they are complied with, are:

  1. BREEAM WAT 01 water consumption
    Up to five credits – ‘water consumption (litres/person/day) for the assessed building is compared against a baseline performance’
  2. BREEAM WAT02 water monitoring
    One credit – ‘leak detection system capable of detecting a major water leak on the mains water supply within the building and between the building and the utilities water meter’
  3. BREEAM WAT 03 automatic flow control
    One credit – ‘detecting a major water leak on the mains water supply within the building and between the building and the utilities water meter’
    One credit – ‘flow control device is fitted to each WC area/facility to ensure water is supplied only when needed’
  4. Breeam WAT 04 water efficient equipment
    One credit – ‘detecting a major water leak on the mains water supply within the building and between the building and the utilities water meter’
    One credit – ‘flow control device is fitted to each WC area/facility to ensure water is supplied only when needed’
